How to make yourself a more attractive buyer

Over the last 12 months, competition for houses has increased to an all-time high. With that in mind, if you’re looking to buy it’s important to put yourself in the best possible position to make your offer the best option for sellers. We’ve put together some ways you can do this.

Cash Buyer

Although being a full cash buyer might not be feasible, if you’re able to sell your property and be ‘sale agreed’ before putting in an offer on a property, it indicates to the buyer that you’re ready to move and may put you in a better position than others who are also interested.

Be Prepared

Making sure you are organised and have everything prepared is another way you can make yourself shine as a buyer. Already having a solicitor lined up to help with paperwork will help to speed up the process. It also shows you are ready for the next steps of moving should your offer be accepted.

Have a mortgage in principle.

This is an agreement with a mortgage broker, stating that you will be eligible for the amount you require to purchase the house. This generally will see you as a more serious buyer as it can back up your claims of being able to offer on the property.

Make sure your house is on the market if you are selling. This way estate agents will know that you aren’t just thinking about moving and buying somewhere. You are actively trying to move and purchase.

Get to know the local estate agent

The estate agent is the link between you and the seller. Making sure you appear reliable and a serious buyer will likely bump you up the list of contacts when properties become available.

This can help you get in early for a property viewing, which could result in a successful purchase. Put your property on the market

Putting your property on the market is a big step in showing that you are serious about moving. Have a declutter and get your home ready for potential buyers to look around. Spruce up the front of your place so that your home has good curb appeal and get professional photos taken to advertise.

Doing all this will show you are ready to move and will likely put you in a better position than someone who has not got their house on the market.

Meet the requests of the seller as far as possible.

Being accommodating to the needs of the seller will help to keep a good relationship throughout the sell. Be reasonable, and try to do everything possible to be flexible. Things like moving dates can be a real sticking point for some house moves, if you’re able to be a bit lenient, you could be seen as more attractive.

Can you break the chain?

Breaking the chain simply means completing on the sell of your property and moving out before your new place is ready. You have effectively made yourself as independent as possible and don’t need to rely on your move completing, to complete on the buying. This can see you as a more attractive buyer.
