The importance of professional photography for property marketing

In order to offer this marketing service to our vendors, we have teamed up with a fabulous agency of photographers who are members of the Royal Photographic Society and qualified to provide 3D Matterport scans.  They are all RICS certified property measures and trained domestic energy assessors.  We are delighted to be the only agency in South Wales offering this unique service, and we have plenty of reasons to shout about it from the rooftops!  Have a read of our case studies below...

CASE STUDY:  PENPANT FARMHOUSE

This home was on the market from the end of February 2021, but the vendor had requested the use of their own photos.  Eventually, we persuaded them to allow us to provide new photos and ... WOW ... the property views soared from around 17 per day to almost 250!

By the end of July, the property was under offer at over the asking price of £707,500. When we asked the buyer, what drew them to the property, they said they had never intended to move to this area (Llangyfelach, Swansea), they had not viewed any other properties in this location but they loved the photographs of the house and garden. As soon as they stepped inside, they fell in love and we attribute the sale of this wonderful house to the amazing professional photographs.

CASE STUDY: CLYDACH ROAD

This property came onto the market for sale on 16th July.  At exactly the same time, another very similar home was also on the market for sale, but they did not have professional photography or marketing.

Now we all know that the best chance of selling a property for the optimum price is within the first 2 weeks of marketing, and our property in Clydach Road just proved that using professional photography and marketing gives a huge boost to that sales ability.  Compared to the other property marketed without professional images, our house reached just under 1000 detailed views on Zoopla, compared to under 200 on the other house.  That's nearly 5 times more views, just from having better photos!  The click-through rate (CTR) was 15.7% compared to 1.5% on the other house being marketed.

This home was valued, instructed, had all of the marketing pack finalised and viewings began on 22nd July 2021. Within 2 working days, we had received 2 offers, one was over £8,000 more than the asking price! We achieved the best possible price in shortest space of time and, overall, the process was quicker, less stressful and an all-around enjoyable experience for our vendor.
