Wales Air Show 2019

On the weekend of the 6th & 7th July the Dawsons Property team of volunteers headed down to Swansea Bay to work at the Wales Airshow for the 2nd year running.

Dawsons Property Blog August 2019
“Tag your Tots” was the theme, and positioned at the entrance, the staff were on hand to get all of the children wristbands with their parent’s emergency contact details secured on their arms, so that, heaven forbid, they wandered off during the excitement,  their parents or guardians could easily be contacted and traced….. especially with all eyes raised up to the sky for the aerobatic entertainment.

On top of this, there was lots of face painting, aeroplane stencils and glitter at the ready, plus selfie frames for photos and lots of advice about the events happening over the 2 days.

We took so much pride in being a part of the anniversary celebrations for Swansea City’s 50th birthday.

Industry News

Whether you’re over the moon or underwhelmed, Boris Johnson is now Prime Minister of the UK.

boris johnsonHe’s got form in the housing sector including his relatively unsuccessful attempt to introduce a minimum ‘rental standard’ in London when he was mayor, but now takes charge of a government that has several flagship housing market measures underway.

Will Bojo keep his housing team as it is? Will he alter James Brokenshire’s plans to reform Section 21 evictions, reform leasehold ownership, regulate estate agency and set up a publicly-available database of rogue landlords and agents? And will he follow through on his promise to reform Stamp duty? It will be an interesting few weeks. Effectively we here in Swansea have Rent Smart Wales (RSW) which already has in place a number of the suggested processes – in simply terms policing the PRS and looking at continued ways to improve standards across the board without the unexpected and detrimental financial consequences.

August Top Tip:

CHOOSE THE RIGHT SOLICITOR

Your agent can advise you on the best local solicitors. They speak to them daily and understand which will work the best with you. The last thing you want is a lengthy conveyance.

AUCTION NEWS:

Dawsons Swansea Auction Time

The auction department has grown from strength to strength over the last six months. With the average number of properties going to each auction rising from 19 to 22.

We have found that more and more vendors are preferring the auction method of sale. The transparent, no-nonsense approach is becoming all the more common amongst sellers and purchasers alike.

If you have a surplus property, a property with issues e.g. short lease, knotweed, structural issues, neighbour disputes or need to sell due to legal reasons, an auction can be a great tool. From the beginning of marketing to completion the auction process is roughly 8 weeks.

Please give us a call on 01792 478903.

RAN:

Summer is upon us and the buyers are out and about, so it seemed a good time to introduce another RAN Focus Day to help not just local buyers with a property to sell but those from out of the area as well.

Dawsons Property Blog August 2019It took place on Wednesday 17th July. All of our sales offices worked frantically, helping clients with their relocation to new areas. We managed to assist 13 different clients to relocate and find their dream homes both in and outside of Swansea.

These focus days are a great opportunity to build relationships between agents and let everyone know how the Network helps customers relocate across the UK, whilst delivering great service.

Dawsons helped 13 clients relocate both in and out of Swansea, we are extremely pleased with that figure. Remember if you are thinking of relocating please call us.

10,000 items of food campaign

2661 items for Dawsons Food Drive

Last month all of the Dawsons offices became collection points for a special estate agency incentive across the UK, headed by our agency charity Agents Giving and the national Relocation Agent Network. The goal was to collect 10,000 items of food across the UK. The target was reached with the final total being 10,600 items with Dawsons collecting a HUGE 2,661 items! Over a quarter of all items raised came from us.

This annual event is incredibly important because Foodbanks across the UK are being used more than ever before.  During the week, at Dawson’s, we collected for Trussell Trust foodbanks in Swansea and Llanelli.

Mortgage Success story

Mr W. and Miss S. offered on a property with our Gorseinon branch however, after visiting their bank, they were not able to borrow the amount they needed and therefore their offer was unsuccessful.

Then after accepting advice from Dawsons Gorseinon Matthew Jones, the clients agreed to meet and speak with Dawsons financial advisors – Mortgage Advice Bureau. Upon delving deeper into their financial situation, the advisor was able to identify a lender from an extensive panel which would allow them to borrow in excess of £200,000…..some £100,000 more than their Bank would allow! Our clients then went on to purchase a home via a new build developer, at a much higher price than they ever thought possible… What could we be doing for you?

RAN Foodbank 10,000 items to the Trussell Trust

Last week all of the Dawsons offices became collection points for a special estate agency incentive across the UK, headed by our agency charity Agents Giving and the national Relocation Agent Network.

This annual event is incredibly important because Foodbanks across the UK are being used more than ever before.  During the week, at Dawsons, we collected for Trussell Trust foodbanks in Swansea, Llanelli & Lifepointe.

The Trussell Trust charity supports a nationwide network of food banks and provides emergency food and support to people locked in poverty, along with campaigning for change to end the need for food banks in the UK.

In the UK, more than 14 million people are living in poverty – including 4.5 million children. The Trussell Trust supports more than 1,200 food bank centres in the UK to provide a minimum of three days’ nutritionally-balanced emergency food to people who have been referred in crisis, as well as supporting people to try and resolve the crises they face.

Between April 2018 and March 2019, food banks in the Trussell Trust network provided a record 1.6 million food supplies to people in crisis, a 19% increase on the previous year.

It takes more than food to end hunger but helping with food donations is a start and that is why this annual campaign is of huge importance to use at Dawsons.

Best Agent South Wales Dawsons Property

How we help people to relocate to South Wales

Dawsons are proud to be the selected agent for South Wales for the National Relocation Agent Network (RAN).  RAN constantly search England, Scotland and Wales for estate agents who excel in customer service, professionalism, local knowledge and business innovation and members can only join on an invitation-only basis.  As the Network member for the Swansea and Carmarthenshire area, we are the area’s Local Expert, here to help our clients to relocate to or from our patch.

As part of such a prestigious network of agencies, we get to attend regional meetings to discuss new innovations and learn new initiatives, and we also get invited to a prestigious annual conference and exhibition, from which we have just returned.

The event was packed with business recommendations and top tips that we can’t wait to put into practice, to help our buying and selling customers here in Swansea and Carmarthenshire.  It took place on 23 November at London’s Park Plaza Riverbank Hotel, and included three keynote sessions including;

1.  David Meade, a world-class international corporate speaker and performer, who discussed how to find and retain the best employees (some good points but we’re pretty great at the staffing side of the business, we think!!);

2.  Learning and development guru Malcolm Smith;

3. Mathematician and ex-Funds Manager, Darren Shirlaw provided an economic forecast, including how Brexit will impact the housing market.

The event also included speed sharing roundtables and workshops, each one hosted by an expert in their field. From compliance and innovative technology to marketing and effective communication, the new format gave us a chance to learn about the topics that are most important to us and to you, our customers.

The event culminated in a black tie Awards Dinner hosted by comedian and TV presenter, Katherine Ryan, who presented awards to the night’s winning estate agents and made everyone laugh, a LOT!

To top off the event we are delighted and proud to announce that we won the prestigious 2018 Best Agent South Wales Regional Award, the third year in a row!

This gives us the amazing title of ‘Best Agent in the South Wales Region’ and it was awarded on a number of strict criteria including customer satisfaction, business innovation and a proven record of helping relocating buyers move in and out of the local area.

This is what our Senior Partner Chris Hope said of their win, “We are thrilled to be named as the region’s best Relocation Agent Network agent. Not only does it demonstrate to our customers that we are one of the area’s leading estate agents, but it rewards all of the Dawsons team for their outstanding commitment to quality service over the last 12 months.”

Richard Tucker, Relocation Agent Network’s Managing Director said, “This Relocation Agent Network accolade demonstrates Dawsons ability to deliver business innovation, whilst maintaining the highest standard of service. Congratulations to all the team at Dawsons for a thoroughly well-deserved win.”

DAWSONS ESTATE AGENTS KILLAY OFFICE

High Street versus Online Estate Agents

We’ve been looking into the reasons why using High Street Estate Agents offers property sellers a lot more to consider when selecting the right agent.

Catchy Window Display

Richard Tucker, Managing Director of Relocation Agent Network, says:

“High street presence means you can see how an agent presents properties for sale in their window. What is it about the display that catches your eye? How involved is the agent in the local community? And of course, you have a place to meet with your agent.DAWSONS ESTATE AGENTS MUMBLES OFFICE

Local Area Information

Local knowledge is a must for someone looking to move into a new area. The agent will be able to share key information about the neighbourhood with potential buyers.

Realistic Outlook

A can-do attitude provides the assurance that your sale is in a safe pair of hands. The agent is realistic and will explain to you the challenges that may occur and the solutions available to overcome them; the key point is that you are in the hands of a professional who is proactive and knows how to help their customers make a successful move.  If you are choosing a pay-upfront option to sell your home, what is the incentive for the agency to get the price right in the first instance and keep you informed of anything?.”

Reviews and Recommendations

Going on, Richard explains:

“Client testimonials tell you about the quality of the service and the impressions left on both buyers and sellers who have used the agent previously. Selling a home is not only a financial transaction, but an exchange between real people.

Friendly Face

Face-to-face support brings us back to the people aspect; seeing a familiar face, someone you can trust when you need advice can really help reduce the stress associated with certain elements of selling and buying a property.

Estate Agent on the Phone to a property seller in Killay Swansea

Sales Progression

By taking personal ownership of your sale and purchase it means that the agent is dedicated to finding you the best buyer for your property and the right property for you to move to. The agent is willing to invest their time and resources to be your advocate and to give you the support you need to make a successful move.”

 In conclusion

Having a real person to talk to, a friendly face, a true connection with your agent, rather than dealing with a “person” online (or doing it all yourself) can make the sales process a lot easier to handle and keeps you in the loop.  That way you are more likely to have a smooth and speedy transaction, and there is always someone available to answer your questions or ease a tricky situation.

Thinking of selling?

Dawsons is a selected member of Relocation Agent Network, who has chosen us as Swansea’ s Local Expert, based on our customer service and a variety of other criteria.  Not only does this prove our credentials as one of the area’s leading estate agents, but through our network membership, we are able to offer sellers a completely unique channel of buyer that no other estate agent in the Swansea area can provide.

Visit http://www.dawsonsproperty.co.uk/relocation.php for more information about the Relocation process.

Simon McClaren

Simon celebrating after becoming accredited Relocation Agent Specialist

Simon McLaren, from Dawsons branch in Gorseinon, is celebrating after becoming an accredited Relocation Agent Specialist.

The accreditation was awarded by Relocation Agent Network and is achieved by completing a comprehensive online training programme, The Importance of Service.

A national network of independent estate agents (of which Dawsons is a member), Relocation Agent Network introduced the training programme to ensure each of their members provides the very highest customer service to those relocating around the UK.

Chris Hope, Dawsons’ Senior Partner, said: “We take staff development very seriously and Simon’s Relocation Agent Network accreditation is a great example of what can be achieved when staff are supported properly to improve their skill set.

“Of course, having a Relocation Agent Specialist in the team is also great for our relocating customers.”

To be successfully accredited, participants must complete three phases of learning, which begins with four training sessions on the importance of customer service.

This is followed by three online seminars covering the Relocation Agent Network Referral Process and how best to help customers who are relocating around the UK. Finally, participants must convert their theoretical learning into a practical skill set by delivering assistance to three relocating customers.

By working with fellow members across England, Scotland and Wales, Relocation Agent Network members provide an exclusive relocation referral service to customers. For those relocating to Gorseinon, Dawsons guides their customers through the daunting task of moving to an unfamiliar location.

This includes local area information on schools and amenities, popular neighbourhoods and (of course) finding the right property for them. The introduction of a Relocation Agent Specialist to the Dawsons team, ensures that this process is made even smoother.

Relocation Agent Network’s Managing Director, Richard Tucker said: “Selected by us as the best independent estate agent to represent the Network in Gorseinon, Dawsons have proved themselves as the area’s Local Expert.

“So, with the addition of an in-house Relocation Agent Specialist, they have gone one step further to provide relocating buyers and sellers with the very best customer service.”

Dawsons supporting national food collection campaign

Dawsons Property is supporting a week-long campaign to collect items for Swansea Foodbank next month.

The special collection, which is part of Relocation Agent Network’s national fundraising event called #OneThousandItemsofFood, will take place between June 14 and 21 in conjunction with the Trussell Trust.

During the week there will be collection points in all of Dawsons’ branches across Swansea & Llanelli with special bins to be provided by their Dawsons’ reward card partner Exall & Jones.

The foodbank has become part of the social landscape of society with one in five people living below the poverty line in the UK.

“We are very grateful to Dawsons to their commitment to this food collection campaign,” said Kristina Williams, Assistant Manager at Swansea Foodbank.

“We tend to have a lot of contributions around Christmas time and harvest festival, but contributions tend to tail off a bit during the spring and summer so Dawsons’ commitment is both timely and welcome.”

Swansea Foodbank, which provides emergency food and support to local people in crisis, is open in several locations around the city on different days and times.

Swansea Foodbank is part of the Trussell Trust’s national foodbank network and is supported by churches across the city to help people in times of crisis.

Dawsons is asking customers and staff to donate two items each of non-perishable food such as tins and packet food.

Chris Hope, Senior Partner at Dawsons, said: “We are absolutely delighted to be part of this campaign as part of the Relocation Agent Network which is running #OneThousandItemsofFood throughout the UK.

Unfortunately, we live in times when foodbanks have become a necessity for a part of our society, so we are determined to make this campaign as successful as possible, therefore all our branches will be collecting items between June 14 and 21.”

To find your local foodbank visit www.trusselltrust.org. Find out what supplies they are currently in need of and what items they have enough of.  Foodbanks also accept essential non-food items such as toiletries and hygiene products. They also accept clothes and toys.

Caroline Pritchard

Caroline gains Relocation accreditation after just months on Dawsons’ staff

Caroline Pritchard from Dawsons in Llanelli is celebrating after becoming an accredited Relocation Agent Specialist.

Caroline only joined Dawsons in Nov’ 2017 and only began her RAN training in Feb 2018, so it is a significant achievement.

The accreditation was awarded by Relocation Agent Network and is achieved by completing a comprehensive online training programme, The Importance of Service.

Dawsons’ Senior Partner Chris Hope said: “We take staff development very seriously and Caroline’s Relocation Agent Network accreditation is a great example of what can be achieved when staff are supported properly to improve their skill set.

“Of course, having a Relocation Agent Specialist in the team is also great for our relocating customers.”
