DAWSONS ESTATE AGENTS KILLAY OFFICE

High Street versus Online Estate Agents

We’ve been looking into the reasons why using High Street Estate Agents offers property sellers a lot more to consider when selecting the right agent.

Catchy Window Display

Richard Tucker, Managing Director of Relocation Agent Network, says:

“High street presence means you can see how an agent presents properties for sale in their window. What is it about the display that catches your eye? How involved is the agent in the local community? And of course, you have a place to meet with your agent.DAWSONS ESTATE AGENTS MUMBLES OFFICE

Local Area Information

Local knowledge is a must for someone looking to move into a new area. The agent will be able to share key information about the neighbourhood with potential buyers.

Realistic Outlook

A can-do attitude provides the assurance that your sale is in a safe pair of hands. The agent is realistic and will explain to you the challenges that may occur and the solutions available to overcome them; the key point is that you are in the hands of a professional who is proactive and knows how to help their customers make a successful move.  If you are choosing a pay-upfront option to sell your home, what is the incentive for the agency to get the price right in the first instance and keep you informed of anything?.”

Reviews and Recommendations

Going on, Richard explains:

“Client testimonials tell you about the quality of the service and the impressions left on both buyers and sellers who have used the agent previously. Selling a home is not only a financial transaction, but an exchange between real people.

Friendly Face

Face-to-face support brings us back to the people aspect; seeing a familiar face, someone you can trust when you need advice can really help reduce the stress associated with certain elements of selling and buying a property.

Sales Progression

By taking personal ownership of your sale and purchase it means that the agent is dedicated to finding you the best buyer for your property and the right property for you to move to. The agent is willing to invest their time and resources to be your advocate and to give you the support you need to make a successful move.”

 In conclusion

Having a real person to talk to, a friendly face, a true connection with your agent, rather than dealing with a “person” online (or doing it all yourself) can make the sales process a lot easier to handle and keeps you in the loop.  That way you are more likely to have a smooth and speedy transaction, and there is always someone available to answer your questions or ease a tricky situation.

DAWSONS ESTATE AGENTS IN KILLAY

Killing It In Killay

Going the extra mile is our motto at Killay Branch.  It is an absolute pleasure to make our clients happy, that’s what our jobs are all about after all.

It is probably due to this fact that our Killay branch is absolutely “killing it” and smashing our targets for sales and lettings.

Watch Callum Thomas (our sales negotiator) on his very first video, talking about the property current market, the asking prices being achieved, the speed at which property is being sold, some of the best areas (for instance Gowerton, Elmer Estate, North Gower) and how Dawsons are the market leaders.  We think that Callum is a total pro in front of the camera, so watch out for many more videos to come!

Selling through Dawsons Property

Why should you use a High Street estate agent?

Traditional agents have evolved hugely over the past decade, blending technology and good customer service; so what do Dawsons do in order to give you the right balance?
As an estate agency customer we always prefer to speak with you in person, face-to-face or on the telephone, however, we appreciate email is easy, quick and great for confirming any points discussed. We also have our social media messages manned outside of office hours, so you can reach us at a time convenient to you.
Every member of Dawson’s sales team takes personal ownership of the transaction process.  We do everything possible to manage your sale through to exchange of contracts and, ultimate completion.  When choosing an agent, many sellers overlook this area of huge importance, which can determine whether you end up moving or not.  It really is where Dawson’s service comes to the forefront.
When starting the marketing process, this may seem far off, but just as we plan your marketing strategy together, (online, in print, by video),  we also need to think about what happens once you have an offer agreed.   What are your expectations and what will Dawsons be doing for you, in comparison with other agencies you may be considering?
Looking even further ahead, it’s also worth thinking about completion and the process for handing over of keys on moving day. Dawsons is a one-stop-shop in terms of mortgage and insurance advice as well as conveyancing and survey services, plus we have recommendations available for all of the associated moving services. This will take away the headache of a stressful time.

Mark Matthews - the winner of Dawsons' Sell your House for Free competition

Nurse Mark named as Dawsons’ winner of ‘sell your home for free’ competition

Dawsons Property is delighted to announce Mark Matthews as the winner of their ‘Sell Your Home for Free’ competition.

Mark, who has put his house on the market with Dawsons in Heol Islwyn, Penyrheol, for £120,000, will get his fees for free from the leading south Wales estate agent.

A nurse at Neath Port Talbot hospital Mark was the lucky winner who was randomly picked out ahead of scores of eligible Dawsons clients. Anyone who put their property up for sale were entered in to the competition with the winner paying no agent fees.

“I was absolutely delighted to find out I had won this competition especially as I have just had a bad experience with an online agent.  It’s a win-win situation for me,” said Mark.

“Dawsons sold a house for me a few years ago but this time I decided to go with the online agent after being seduced by their claims of low fees, which I now massively regret, as has left me ‘out of pocket’ and my property not sold.

“Dawsons are especially pro-active with that personal touch and I think that goes a long way when you are selling a property.”

Jo Summerfield-Talbot, Dawsons’ Director of Sales, said: “We are delighted Mark has emerged as winner of our competition especially as he has had such a bad experience previously.

“Being a Hight Street agent it is all about the close-knit communities we work within, so we decided it would be a great idea to try and give something back to the lucky winner by selling their home for free. It has been a great success and congratulations to Mark.”

Simon celebrating after becoming accredited Relocation Agent Specialist

Simon McLaren, from Dawsons branch in Gorseinon, is celebrating after becoming an accredited Relocation Agent Specialist.

The accreditation was awarded by Relocation Agent Network and is achieved by completing a comprehensive online training programme, The Importance of Service.

A national network of independent estate agents (of which Dawsons is a member), Relocation Agent Network introduced the training programme to ensure each of their members provides the very highest customer service to those relocating around the UK.

Chris Hope, Dawsons’ Senior Partner, said: “We take staff development very seriously and Simon’s Relocation Agent Network accreditation is a great example of what can be achieved when staff are supported properly to improve their skill set.

“Of course, having a Relocation Agent Specialist in the team is also great for our relocating customers.”

To be successfully accredited, participants must complete three phases of learning, which begins with four training sessions on the importance of customer service.

This is followed by three online seminars covering the Relocation Agent Network Referral Process and how best to help customers who are relocating around the UK. Finally, participants must convert their theoretical learning into a practical skill set by delivering assistance to three relocating customers.

By working with fellow members across England, Scotland and Wales, Relocation Agent Network members provide an exclusive relocation referral service to customers. For those relocating to Gorseinon, Dawsons guides their customers through the daunting task of moving to an unfamiliar location.

Relocation Agent Network’s Managing Director, Richard Tucker said: “Selected by us as the best independent estate agent to represent the Network in Gorseinon, Dawsons have proved themselves as the area’s Local Expert.

Kingsley Amis's old house in The Grove, Uplands

Dawsons to put Kingsley Amis’s blue plaque house on the market

The Swansea house where writer Kingsley Amis wrote his world-renowned novel Lucky Jim is going up for sale.

The house, which has a blue plaque outside with Amis’s name on, is in The Grove in Uplands and is due to go on the market for £259,999 with Dawsons Property.

Amis lived in the house between 1951 and 1956 during which time he was a lecturer at Swansea University. Lucky Jim was published in 1954. In total Amis was a lecturer at the University for 12 years until 1961.

Amis said that his days in Swansea were among his happiest and referred to Swansea as: “a place of earth I know best, better than any part of London and the place I feel most at home in.”

The house is currently owned by retired teacher Paul Thomas and his head teacher wife Kerry.

Mr Thomas said: “The fact that Kingsley Amis once lived in here was definitely one of the selling points.”

The blue plaque was unveiled at the front of the house, commemorating Amis’s time there in 2015. Amis also wrote That Uncertain Feeling while at The Grove which was turned into a Swansea-set movie starring Peter Sellers.

The property comprises of three reception rooms, kitchen and utility room with WC to the ground floor. To the first and second floors there are five bedrooms and a family bathroom.

Dawsons’ Senior Partner Chris Hope said: “This is an exceptional chance to own a house with a lot of history. It’s not very often that properties come on the market adorning a blue plaque. I expect it to be a sought-after property.

“Kingsley Amis is one of the UK’s literary giants and the fact that the house is in Uplands, not far from where Dylan Thomas was born in Cwmdonkin Drive, just goes to show the cultural history Swansea has to offer.”
