Tenants
We have selection of quality checked student properties available close to the University Campus and the Swansea Metropolitan University. Most of our student properties are fully managed by us to give you peace of mind that you are dealing with a local ARLA member letting office.
Letting Process
Viewings
All viewings are to be arranged by appointment and through our lettings office.
Offers
All student properties should be rented to the full quota of rooms available and will be considered one group. Any variation to this will have to be agreed with the landlord/ Agent.
Admin Charge
We will charge an administration fee per student to cover referencing and preparation of tenancy costs. This fee is non refundable should you withdraw from the proposed rental or fail the referencing process.
Term
The term of the tenancy will be for 12 months, being 1st July to the 30th June. The rent for July and August will be charged at half rent on the agreement that access will be provided on the 1 st September. During the half rent period we may allow you to store items at the property. However, during this period tradesman will be required to visit the property and as a result we cannot be held responsible for any loss or damage to your possessions. As a result, we recommend that you take out suitable insurance to cover this risk.
Security Deposit
Each student will be required to pay a deposit equivalent to 1 months rent plus £50 to be held against breach of tenancy. All deposits will be registered with the an appropriate deposit scheme.
Guarantors
Each student will require a Guarantor usually by a parent or guardian to ensure the performance of the tenancy agreement. This agreement will be required to be in place on signing the tenancy agreement.

Keys
On or after the 1 st September we will need to arrange a suitable day and time to give you keys for the property. At the same time we will supply you with an inventory and condition report for you to check, sign and return. For the first or lead person taking possession we will require the communal areas to be checked and signed off, thereafter individuals can be checked into the rooms as and when they arrive.
Maintenance
If we are engaged by the landlord to manage the property you will have the benefit of our maintenance department who can be contacted on 01792 633254. They will be able to administer any maintenance issues that may arise through the course of your tenancy. If the landlord is to manage your property then you will be provided with all the landlords contact details at the commencement of your rental.
