Dawsons expand their area from Morriston to Neath

2020 was a tricky year for everyone with the onslaught of the COVID pandemic and businesses being forced to close or completely amend their working policies to reduce physical contact. The property industry was no exception; even though estate and letting agents are now are able to transact and keep the property market moving, we are encouraged by the Government to use virtual viewings and video tours wherever possible, to limit physical property viewings to those able to proceed immediately, and to keep office traffic to appointments only.

The up-side of adapting all of our systems and processes to really incorporate online property transactions, is that we have been able to expand the area we cover from some of our branches. We now have more time to spend on physical appointments, property valuations and viewings, as we are no longer wasting time on those who are ‘just browsing’ or ‘who are unable to proceed’ and this has really increased our productivity and customer service levels.

From our Morriston office, we have now expanded out to Neath and Port Talbot. We love these areas because they have so much to offer for families and that is our main customer base.

With so many good local primary and senior schools in the local area, it is clearly a popular place for families with children of school age. Of course, at the moment of writing, the schools are closed, but it is still important for families moving into or within the local area to be within the school catchment for some of these fabulous schools:

As well as the great pull for families, both Neath & Port Talbot offer some great tourist attractions, making the area affluent and popular for the tourist industry. With the pandemic causing a huge reduction in those able to fly overseas for holidays, the coast of South Wales is a popular choice for people wanting to vacation in the UK.

What is there to see and do locally?

Aberdulais Tin Works & Waterfall A trip to the most scenic waterfall in Wales includes a tour of the turbine house and the fish pass; the falls are best known for their electricity-producing waterwheel, the largest of its kind in Britain.

Go Ape Margam Boasting some of the finest scenery in Wales, Go Ape is a great option if you’re looking for things to do in South Wales.

Gnoll Estate Country Park The Gnoll Estate Country Park is an incredibly diverse area home to a variety of species of animals, birds, amphibians and insects.

Neath Abbey Hidden away beautiful and well preserved ruins of once amazing Neath Abbey.

Dawson’s have proudly sponsored the Swansea City AFC disability supporters association for some time now, regularly attending events and raising awareness of the group where we can. The SCAFCDSA was set up in 2013 and is the recognised representative body of the disabled Swansea City AFC supporters, they work hard to ensure they; bring together the disabled supporters into one group including their family and friends, put the views of SCAFCDSA members to Swansea City AFC and other bodies along with improving facilities and policies that affect the disabled supporters.

This is very much an inclusive club, and extremely welcoming. They hold events throughout the year for their members and families. Our marketing teams Naomi Webborn and Joe Chiffi recently attended the latest event and very much enjoyed taking part in the raffle, Q & A session and quiz.

Dawsons Commercial and the Matrix Deal

Employed on a joint-agency basis with Savills, Dawsons have recently acted in the commercial letting of the well known Matrix One building, in Swansea Enterprise Park.

The Grade A office space offered Tenants c. 30,000 sqft of useable space with the Enterprise Park attracting national and international companies alike. Over two lettings, deals were agreed for a combined 25,000 sqft and this indicates that demand for high-quality office space within Swansea is present. Both lettings were agreed with well-known businesses and further interest still presented itself even after the deals were agreed. The Welsh Ambulance Service NHS Trust and the New Zealand Manuka Group have agreed new 10 year leases at the property. The ambulance trust will occupy the ground and part first floor with the New Zealand Manuka Group taking the second floor.

Gary Carver, director in the business space team at Savills Cardiff, comments: “We are delighted to have secured two new tenants at Matrix One. The building provides high-quality space with excellent parking. As a result of the lettings the property now only has one suite left on the first floor.”

Dawsons joined The Relocation Agent Network in marking their 25th anniversary at the National Conference and Exhibition, and celebrated their status as Swansea’s Local Expert. The event was held on 23 November 2018 at London’s Park Plaza Riverbank Hotel.

Celebrating its 25th National Conference and Exhibition, the event culminated in a glittering black-tie Awards Dinner, hosted by well-known comedian and television presenter, Katherine Ryan.

Community News: Rugby & Rafts

Our Llanelli and Mumbles branches along with our marketing team have been busy during August with sponsoring two prestigious local events: the 2nd annual Burry Port Raft Race and the 30th annual Crackers 7’s rugby tournament.

Earlier in the month our Llanelli office took to the water in the raft race while the marketing team manned the guess the balloons car, and even though the event had to be postponed from the Saturday to the Sunday due to poor weather conditions, there was a fantastic turn out for the day with all proceeds raised going to the RNLI and Afia Banjul Football Academy.

Further into the month our staff and customers enjoyed a Bank Holiday Sunday full of rugby, family entertainment, a new bar and an evening of music. For some years now Dawsons have sponsored the Crackers 7’s, bank holiday event in Underhill Park, hosting a hospitality tent, Hog Roast and some great company with a pitchside view of the day. The sun has shone for many years, but this year the rain certainly didn’t dampen the spirits.

Industry News: Want a better mortgage deal?

As many of us will now know on August 2nd the Bank of England raised the base rate from 0.5% to 0.75% – only the second rise in over a decade

The base rate is the Bank of England’s official borrowing rate – i.e., what it charges other banks and lenders when they borrow money – and it influences what borrowers pay and savers earn.

What does this mean in real terms to those of us who currently have a mortgage and those looking to get on the property ladder and take out their first mortgage?

For current homeowners with a mortgage now is the time to check the status of your current mortgage, if you are linked to base rate you can look to re-mortgage to a fixed deal.

If you are a first-time buyer you will now benefit from some great deals on offer, our in-house mortgage advisors can offer deals fixed for 2 or 5 years with rates starting from 1.89% on a 90% LTV and 3.17% on a 95% LTV.
