Wales Air Show 2019

On the weekend of the 6th & 7th July the Dawsons Property team of volunteers headed down to Swansea Bay to work at the Wales Airshow for the 2nd year running.

Dawsons Property Blog August 2019
“Tag your Tots” was the theme, and positioned at the entrance, the staff were on hand to get all of the children wristbands with their parent’s emergency contact details secured on their arms, so that, heaven forbid, they wandered off during the excitement,  their parents or guardians could easily be contacted and traced….. especially with all eyes raised up to the sky for the aerobatic entertainment.

On top of this, there was lots of face painting, aeroplane stencils and glitter at the ready, plus selfie frames for photos and lots of advice about the events happening over the 2 days.

We took so much pride in being a part of the anniversary celebrations for Swansea City’s 50th birthday.

Industry News

Whether you’re over the moon or underwhelmed, Boris Johnson is now Prime Minister of the UK.

boris johnsonHe’s got form in the housing sector including his relatively unsuccessful attempt to introduce a minimum ‘rental standard’ in London when he was mayor, but now takes charge of a government that has several flagship housing market measures underway.

Will Bojo keep his housing team as it is? Will he alter James Brokenshire’s plans to reform Section 21 evictions, reform leasehold ownership, regulate estate agency and set up a publicly-available database of rogue landlords and agents? And will he follow through on his promise to reform Stamp duty? It will be an interesting few weeks. Effectively we here in Swansea have Rent Smart Wales (RSW) which already has in place a number of the suggested processes – in simply terms policing the PRS and looking at continued ways to improve standards across the board without the unexpected and detrimental financial consequences.

August Top Tip:

CHOOSE THE RIGHT SOLICITOR

Your agent can advise you on the best local solicitors. They speak to them daily and understand which will work the best with you. The last thing you want is a lengthy conveyance.

AUCTION NEWS:

Dawsons Swansea Auction Time

The auction department has grown from strength to strength over the last six months. With the average number of properties going to each auction rising from 19 to 22.

We have found that more and more vendors are preferring the auction method of sale. The transparent, no-nonsense approach is becoming all the more common amongst sellers and purchasers alike.

If you have a surplus property, a property with issues e.g. short lease, knotweed, structural issues, neighbour disputes or need to sell due to legal reasons, an auction can be a great tool. From the beginning of marketing to completion the auction process is roughly 8 weeks.

Please give us a call on 01792 478903.

RAN:

Summer is upon us and the buyers are out and about, so it seemed a good time to introduce another RAN Focus Day to help not just local buyers with a property to sell but those from out of the area as well.

Dawsons Property Blog August 2019It took place on Wednesday 17th July. All of our sales offices worked frantically, helping clients with their relocation to new areas. We managed to assist 13 different clients to relocate and find their dream homes both in and outside of Swansea.

These focus days are a great opportunity to build relationships between agents and let everyone know how the Network helps customers relocate across the UK, whilst delivering great service.

Dawsons helped 13 clients relocate both in and out of Swansea, we are extremely pleased with that figure. Remember if you are thinking of relocating please call us.

Llanelli’s Matthew Whitehead run his first half marathon in aid of a fellow staff member:

Matthew Whitehead ran the Llanelli half marathon in aid of a sick colleague at Dawsons

Our very own Matthew Whitehead decided to take up running in 2018 and signed himself up for the Llanelli half marathon, which is a tough goal for a regular runner let alone a beginner.

With this in mind, Matthew wanted to run to raise funds for something worthwhile.  Last year Sam James of our Mumbles lettings office was diagnosed with breast cancer only weeks after discovering she was pregnant with her first child.  As a company we decided to give Sam the financial support she would need to be able to recover and enjoy her maternity alongside her partner Luke by fundraising as much as possible. Now baby Maiya is here and is a beautiful, healthy little lady, and Sam herself is also doing so well with her treatments and remaining positive.  As Sam’s recovery is not over yet we are still looking to raise what we can for her with further fundraisers planned through the year.  If you would like to donate or help fundraise please let us know.

Industry News:

Keeping learning local but global, introducing Dawsons Training Wales:

landlord training wales by Dawsons Property

As most of us in the property industry will know, a regulation was introduced in Wales which applies to all landlords and agents of private residential property. The regulations became enforceable by Rent Smart Wales (RSW) in November 2016, requiring landlords and agents to comply with the new legislation, licensing those who deal with letting and management activities of properties within the private rented sector throughout Wales.

To obtain a license both landlords and agents have to undergo training from a Rent Smart Wales (RSW) approved trainer.  This training can be classroom or online based.  As a local agency discovered when looking to train new staff, the online course is extremely accessible and suited to an agents working environment, as part of this busy fast moving life we all lead.

With the increase in purchases online in recent years and the now daily use of PayPal for most, the need for a safe, quick and easy transaction at any time of day or night, outside of the usual business hours has become the norm.

There are many bonuses to completing an online training course, with the main benefit being the opportunity to complete the course from any part of the world in your own time, at your own pace.  With online courses being easily accessible to all with the click of a button, it makes sense to learn at your leisure.

With this in mind Dawsons Training Wales was born in January 2019.  Having acquired a former training provider (A19), Dawsons Training Wales has been set up to ensure the ease of online training for landlords and agents remained available from a local business provider.

The learning portal, designed by Picselli a Swansea based web design company, with the assistance and approval of RSW is one of the most up to date approved online course’s available.  At an affordable, and competitive cost for both landlords and agents to complete the course, Dawsons Training Wales has become a success since its birth.

With an easy-to-access website, office hours helpline and around the clock email response, Dawsons Training Wales is very much the ideal training tool for all those requiring an RSW license.

The Latest from Chris Hope

Recently, our Senior Partner Chris Hope was asked a few questions regarding the recent election results and about his experience managing people.

Question 1: A reporter seeking reactions to the recent election results and the new Conservative majority government –

Chris Hope: “From my prospective, the property industry is a clear barometer for the country in general and therefore, if the carefully controlled conditions for growth over the past 2 years can be replicated for the next 2 years, clearly the government housing and financial decisions were correct ones.”

Question 2: As a manager of people within an organisation should you close the door? Yes, no, sometimes?

Chris Hope: “Absolutely sometimes. In this day and age, it’s vital that specific messages within some conversations are totally clear and not left to interpretation. For some occasions, delegation is suitable.”
