For this month’s community news, we wanted to showcase some of the achievements of Dawson’s extended family.

Amanda, of our Gorseinon branch, has written about her family. Her daughter Hollie who is 10 has recently represented Wales on behalf of her club West Street Gymnastics in Gorseinon. She competed in two competitions in Albershausen Germany and Scotland. She obtained a silver medal in Scotland but did not medal in Germany due to tough competition and her placing 10th out of 17. She has only been doing gymnastics for just over 2 years and trains for over 14 hours a week after school and once a month with the Welsh Squad for 6 hours.

Ian, Amanda’s husband, started his journey in 2013 to become a 6 Star Medal Holder running Marathons in Tokyo, Boston, New York, Berlin, Chicago and London. He has raised over £14k for The Kids Cancer charity based on Walter Road Swansea and even though he has fulfilled his dream he continues to raise much-needed funds for the charity. Whilst running in Boston he had the three names of the victims tragically killed in the Boston bombings in 2013, Krystle Campbell, Martin Richards and Lu Lingzi printed on his running vest as a reminder to him why he was running.

The hottest topic in the industry news for the last 6 weeks has been the very public fall of one of the biggest worldwide online agents. The stock price has fallen, they have pulled out of several countries and things aren’t looking very good for the agent which, to be fair to them, did hold a decent section of the market for the last 10 years. We wanted to list a few reasons as to why you should choose Dawsons over online agents.

Paying up front

In most cases, you have to pay online estate agents up front, rather than on completion of your sale. If your property doesn’t sell, you want to switch from the online estate agent or they go out of business (like eMoov did in 2018, and House Network in 2019), then you’ll lose your money.

Valuing your home

Even those online agents with “local property experts” often aren’t local enough to know your area and your road well enough to value it accurately.

Unusual properties

If your home won’t be easy to sell, you may struggle without the expertise of a local, high street agent such as ourselves.

Conducting viewings

Where you opt not to pay extra to have viewings conducted for you, you need to be comfortable showing people around your home.

Time commitment

Managing everything yourself can take up more time than if you had a very good high street estate agent dealing with everything for you

In house services

Check the fee advertised isn’t conditional on you using the agent’s in-house services, like their recommended mortgage broker or conveyancer.

3 top tips for choosing the right estate agent

Sometimes the highest price can be quite attractive, however, for some estate agents, this can be used as a trick to win an instruction and there is nothing worse than a property having to drip-drop their price over months.
Choose an agent with a large local presence & proactive staff because it is the team or the team members who ultimately do the work and get the deal done. The more local the staff, the more they can sell the benefits of the location.
A well-recommended brand and ultimately an agent that will sell your home so ask around for recommendations from local friends or the online community for success stories.

Relocation Agent Network

Take part in our #RANFoodbank10k fundraising event and help us support the nation’s food banks and tackle poverty in the UK. We are asking participating Relocation Agent Network members to collect items of food, and other supplies, between 13 June and 20 June 2019, with the aim of collecting 10,000 items!

Here is an example of why Auction can be the best method of sale if you are looking for fast, secure results.

21 Brookville Road was brought to the market in March 2019 in readiness for our last auction on April 17th.

The vendors chose auction as they wanted a quick sale, it was a rental property for themselves and the property had deteriorated over the last couple of years. Instead of spending a lot of money on a revamp of the house, they made the decision to sell it in a pretty run-down condition.

We began marketing the property and within 3-weeks we received an offer, at first the offer wasn’t quite what the vendors were looking for, however, thanks to our awesome auction negotiators a deal was agreed and both purchaser and vendor were really happy.

Even though the vendors accepted a pre-auction offer, it remained under auction conditions of an immediate exchange and completion to happen in 28 days. The property completed on the 18th of April a day after it was meant to go to the auction room, the whole process took 8 weeks from start to finish.

Community News:

Llanelli’s Matthew Whitehead run his first half marathon in aid of a fellow staff member:

Our very own Matthew Whitehead decided to take up running in 2018 and signed himself up for the Llanelli half marathon, which is a tough goal for a regular runner let alone a beginner.

With this in mind, Matthew wanted to run to raise funds for something worthwhile. Last year Sam James of our Mumbles lettings office was diagnosed with breast cancer only weeks after discovering she was pregnant with her first child. As a company we decided to give Sam the financial support she would need to be able to recover and enjoy her maternity alongside her partner Luke by fundraising as much as possible. Now baby Maiya is here and is a beautiful, healthy little lady, and Sam herself is also doing so well with her treatments and remaining positive. As Sam’s recovery is not over yet we are still looking to raise what we can for her with further fundraisers planned through the year. If you would like to donate or help fundraise please let us know.

Keeping learning local but global, introducing Dawsons Training Wales:

As most of us in the property industry will know, a regulation was introduced in Wales which applies to all landlords and agents of private residential property. The regulations became enforceable by Rent Smart Wales (RSW) in November 2016, requiring landlords and agents to comply with the new legislation, licensing those who deal with letting and management activities of properties within the private rented sector throughout Wales.

To obtain a license both landlords and agents have to undergo training from a Rent Smart Wales (RSW) approved trainer. This training can be classroom or online based. Dawsons joined The Relocation Agent Network in marking their 25th anniversary at the National Conference and Exhibition, and celebrated their status as Swansea’s Local Expert. The event was held on 23 November 2018 at London’s Park Plaza Riverbank Hotel.

Celebrating its 25th National Conference and Exhibition, the event culminated in a glittering black-tie Awards Dinner, hosted by well-known comedian and television presenter, Katherine Ryan.

Relocation Agent Network is a national network of selected estate agents across England, Scotland and Wales, who handpicked Dawsons to be the Local Expert in Swansea, based on strict criteria such as quality of service, local knowledge, business innovation and professionalism.

Charitable Events

Estate agent hosts coffee morning to raise money for cancer charity

Generous staff at Dawsons Estate Agents raised £300 for Macmillan Cancer Support from a special coffee morning and cake sale.

The event at their branch in Walter Road was inundated with visitors from surrounding offices and members of the public.

“We organised it because I don’t think there is one member of staff here who has not been affected by cancer in some way or another,” said Branch Manager Nicola Fulford.

“All the cakes, cup cakes and sponges were donated by staff and friends. So it’s a big thank you to them that they made the morning possible.”

Added Nicola: “We were delighted by the generosity of everyone including those passers by who just came in off the street. Even our window cleaner came in for a coffee and a cake!”

Dawsons Senior Partner Chris Hope: “A big thank you should go out to Nicola and her staff for organising such a successful event and for such a great cause.”
