New house valuation tool proving hit with homeowners

A new digital property valuation service rolled out by Dawsons Estate Agent is proving a big hit with homeowners across the Swansea area.

The ValPal service on Dawsons’ website has only been live for the past couple of months but already it has had a 50 per cent conversion rate with regards new instructions.

The digital tool gives homeowners a free instant online valuation which is based on postcode and area. You can also get a lettings valuation to see what rental you can achieve for your rental property.

“We are delighted at the success so far, and how well received this service has been,” said Ricky Purdy, Dawsons Director of Residential Lettings.

“We knew it was something many people could benefit from and on average we are having a free valuation enquiry every three hours, with many, many market appraisals as a result. What has been fantastic to see is the number of properties now on the market that simply wouldn’t have been without this new service.”

Added Ricky: “We have had a number of clients underestimate the potential value of their home, so with this service providing an above expectation indication, and our physical valuation sporting this their free to make the dream move previously thought out of reach.”

A client who has used the service said: “What a great service it is, so easy and user-friendly. Having a free online valuation encouraged us to book a valuation and there’s been no looking back.”

Budding Sketty School artist celebrates Dawsons’ competition win

Proud Sketty Primary School pupil Angelina Chugh is celebrating after having her winning drawing emblazoned on a Dawsons Property van.

The 10-year-old, who is in year six at Sketty Primary School, took top prize in the competition organised by Dawsons Estate Agents involving over 60 pupils from the school.

Angelina was delighted to see her drawings on all angles of the van which is seen daily in and around Swansea.

The theme of the competition was to draw a picture depicting family, houses and Swansea.

“I was really delighted to learn I was the winner because I have never won anything before,” said Angelina.

“It will be exciting to see the van driving around Swansea with my drawings and my name on the side.”

Naomi Webborn from Dawsons letting department said: “We were delighted with all the colourful entries received and Angelina’s winning pictures look perfect on the van.  We have already received several positive comments from those who have seen the van pass them this week.”

“We wanted to brighten up the van so decided it was a good idea to involve the school children from Sketty whom we have involved in some of Dawsons projects previously.

“Due to the enthusiastic response received we shall be looking to host competitions of a similar nature during the coming year, throughout our local communities.”

For winning the competition, which was judged by Swansea graphic design firm Hansign, Angelina was also presented with a family ticket for four to use at the Winter Wonderland whilst she waited for her van drawings to become a reality.

Headteacher at Sketty School Peter Evans said: “Well done to Angelina, I was delighted with the standard of the children’s work and to be asked to enter such a fun competition.”

Chinese New Year celebrated by Dawsons

Leading Estate Agents Dawsons has helped celebrate the Chinese New Year – the year of the rooster – by hosting a Chinese banquet at the firm’s Marina Branch.

Customers and clients were invited in to sample spread of food supplied by the Wild Swan Chinese restaurant in Orchard Street.

“We wanted to help celebrate Chinese New Year because we have been very involved in helping to develop the growing Chinese student community in Swansea,” said Viv Jones, Office Manager at Dawsons Marina Branch.

“We are very involved with the ICWS (International College Wales Swansea) housing overseas students.”

Top 10 Key Tips on Selling your Home

It is that time when people start considering putting their house on the market – new year, new house. The process of selling your house may begin with appointing a reputable agent, but after that there is plenty you can do to help not only secure a speedy sale, but also to fetch the best possible price.

A key element is how you prepare your house for viewings. This is sometimes called “staging” but it is vital if you are looking for your property to be sold in good time.

Here are our top 10 tips:

  1. First impressions – ‘Kerb appeal’ is one of the most important aspects of selling your home. It is crucial how the property looks for ‘first impressions’. It means having neat front lawns, clean guttering, clean windows, and making sure there are no rogue rubbish/bin bags hanging around.
  2. Give your home a bit of a makeover. For instance, give the walls a fresh lick of paint (preferably neutral) to give the impression of a bigger, lighter room. It will also appeal to the potential buyer because they won’t have to decorate themselves.
  3. Tidy up and remove excess items that might give the impression of cluttering. You may want to remove any large bits of furniture (such as a clunky wardrobe) in order to make a room look bigger.
  4. Repairs – it’s important to repair that cracked window pane or tile. Make sure all your light bulbs are working and that kitchen cupboard isn’t hanging off.
  5. Clean and repair– repair that discoloured tile grout, remove limescale, dust those cobwebs on the ceiling and buy some quality air freshener.
  6. Tidy up the garden – weed the patio, trim that out of control hedge and cut the grass. Basically make the garden look manageable.
  7. Give your kitchen a makeover – the kitchen is the most valuable room in a house. Upgrading cabinets and work tops might appear expensive but can be worth it in the long run. Also, declutter work surfaces and remove bulky appliances.
  8. Make the house feel light and airy – wall mirrors make a room look much bigger and lighter, especially in smaller rooms or hallways. Clean windows inside and out, and ensure that you have lamps on in any dark corners.
  9. Get a reputable agent to show potential buyers round – it’s their job to know what things to say, what to highlight and what to downplay. They are also effective at answering those tricky questions about the noisy neighbours.
  10. Bad smells are the single biggest turn off for prospective buyers. Make sure you clear/unblock drains, wash bins, open windows, and get rid of cooking smells from the kitchen. Plants and flowers bring colour, life and light to a room and smell wonderful.

Dawsons named as best agent in South Wales by Relocation Agent Network

Dawsons Property is delighted to have been announced as Relocation Agent Network’s 2016 Best Agent in South Wales.

The leading estate agent award was revealed at the Network’s National Conference, held at the Sofitel Hotel and Conference Centre, Heathrow, an event hosted by comedian Miles Jupp.

“We are delighted to be named as the South Wales’s best Relocation Agent Network (RAN) member. This award recognises the fantastic team we have here at Dawsons and shows our customers that we are one of South Wales’s leading estate agents,” said Dawsons Senior Partner Chris Hope.

“Over the past couple of years we have been very active in training our staff as RAN agents and it has given our business an extra dimension being able to offer our customers a UK-wide relocation service.”

Dawsons delighted at winning charity challenge

Dawsons Property has emerged champions of a south Wales money-making challenge – Clash of the Corporates – run by homeless charity The Wallich.

The south west Wales estate agency came out on top as one of 20 businesses across Wales competed to see who ccould turn a £50 loan from The Wallich into the most charity money raised in 50 days.

In the end Dawsons beat Welsh choir, Only Men Aloud into second place, by raising an impressive £3,262.98 thanks to a charity auction, a cake sale and a special fancy dress Halloween day. Dawsons contribution was a big chunk of the £13,000 raised by the 20 companies.

“We are so delighted to have won – we never dreamt that we would. But in the end it’s not really about who came first, second or third it’s about congratulating everyone involved for raising money for such a worthy cause,” said Dawsons Director of Sales, Joanne Summerfield-Talbot.

Dawsons hit the ground running with a programme of money-raising events that included a cake sale, a curry night, an auction and Halloween fundraising activities.

“It’s a big thank you to anyone who has contributed to our fundraising whether it was buying cakes or bidding in the charity auction.

“I think everyone at Dawsons has enjoyed the process and it has been a great way of raising money for such a good cause – The Wallich does so much good work in south Wales for the homeless.”

Dawsons has already raised £1,300 for The Wallich, which is its chosen charity of 2016 as part of the estate agency’s 25th anniversary.

“It’s congratulations to Dawsons for winning and helping to set a new record in the total amount we raised,” said Zoe Westerman, corporate strategic relationships manager for The Wallich.

“It was so nice to see the whole Dawsons team really getting behind our charity and supporting us.”

Dawsons negotiator has a family of lifeguards

Lisa Davies, Senior Negotiator and Valuer for Dawsons’ marina branch, has just gained her National Vocational Beach Lifeguard Qualification from Rest Bay Surf Life Saving Club in Porthcawl, as has her husband Matthew.

Their two daughters, Tegan, age 12, and Seren, eight, are following hot on their heels as members of Rest Bay Nippers Lifeguard Club.

The family, who live in Margam, decided to join Rest Bay Life Saving Club to ensure that they could enjoy the sea safely.

“Living near the coast, I wanted to make sure that we were all safe in the sea.  Matthew and myself also help out with coaching, and represent the Rest Bay Masters in competitions,” said Lisa.

“The most challenging part of the training was the practical rescues – consisting of four simulated rescues out at sea. The most enjoyable part was learning all about first aid, and learning about the different sea conditions.”

Matthew, a Director of Development for a Housing Association, previously held a Lifeguard qualification, and renewed his at the same time as Lisa gained her qualification. Their daughters hope to become qualified lifeguards too.

“It’s useful and enjoyable and we’d encourage other people to get involved,” said Lisa.

“Rest Bay Surf Life Saving Club is a friendly club that welcomes all ages from seven upwards.”

Dawsons shortlisted for award as Best Agent in South Wales

Leading estate agent Dawsons has been shortlisted by Relocation Agent Network, a national network of selected estate agents, for the 2015 Best Agent Award in the South Wales Region.

The winner will be announced at a black tie evening awards dinner held at the Park Plaza Riverbank Hotel, London on Friday, November 13th –an event being hosted by comedian Tim Vine.

The nomination comes on the back of Dawsons being crowned ‘Sunday Times Rental agent of the Year’.

“We are delighted to be shortlisted for Relocation Agent Network’s Best Agent Regional Award. It really does highlight the team’s effort, commitment and enthusiasm over the past 12 months,” said Dawsons Senior Director Chris Hope.

To buy or rent – the great debate that rumbles on

It is one of life’s great debates that often dominate our lives year on year: is it better to buy your own home or rent someone else’s?

The simple answer is: there is not right or wrong decision, but financial trends – a stable or unstable economy – will often dictate that decision.

Here Chris Hope, Senior Partner at Dawsons Estate Agents, weighs up the pros and cons of the buy or rent conundrum.

“People are always asking what is the best course of action when it comes to buying or renting,” said Chris.

“Of course personal circumstances will always dictate and every four or so years the buy/rent debate shifts one way or the other.

“To be perfectly honest at the moment it is probably a 50/50 scenario when looking at a decision to buy or rent.”

Just to put into context Chris gives an example of a three-bedroom terrace in the Morriston area of Swansea.

At around £100,000 to buy that would give you a £385 per month on a typical 25-year mortgage with a 10/15% deposit. That would compare to £500 rent per month.

“So looking at the averages there is not a great deal of difference when you take in consideration the buyer’s initial outlay with a deposit,” reflected Chris.

“Looking at it historically – 20 years ago those that rented were those who couldn’t afford to buy.

“But whereas there has been a social status element with owning your own home it’s nowadays become a lifestyle choice. Renting is now socially acceptable, and to put that into perspective in our Marina Office we only have one or two lettings properties at any one time. The demand is that great.

“Renting now gives young professionals flexibility. The fact the house needs painting or decorating is not longer and issue. You can just move!

“The culture has definitely changed – renting is a socially accepted way of living. Renting has given people freedom and gives you flexibility and latitude, especially when a career may take you around the country.”

But where rent gives you flexibility and no real ties buying is seen more and more as an investment. For instance fairly recent figures from Santander Bank indicated that ‘lifetime renters’ who never manage to climb on to the property ladder are likely to hand over around £300,000 to private landlords during their lives.

“But rental does look attractive especially when you look at people who have bought at the wrong time have been caught in a negative equity situation – that brings it’s stresses and strains,” added Chris.

“Despite that, compared to other countries such as USA and Germany we are still largely a nation of homeowners. Some people see an investment in a property is an extra pension at a time when pensions cannot be relied on to fulfil financial needs in retirement.

“There is still an advantage on buying a property because of the basic economics of what it costs to buy compared to cost of rent.

Having a mortgage-free environment is a comfort blanket.”

To put that into perspective a recent survey from HSBC talked of a growing divide between property ‘haves’ and ‘have-nots’.

Analysing that the generation of owners who bought in the early 1980s tended to become mortgage-free at 56. Recent buyers – average age 29 – are expected to be mortgage-free at 60, whereas young people who say they do not expect to be able to buy until age 35 are likely to be approaching 68 before they own a home outright.

In conclusion Chris says: “There is no right and wrong to be honest – but it changes its balance determined by financial stability.”
