Hospitals can seem like scary places and there is nothing worse than being cooped up in a hospital ward when all of your friends are enjoying a special occasion, such as celebrating Easter.

That is why 2 of the dedicated Dawsons marketing & charity team, Callum Thomas (Swansea Auctions) and Gemma Savage (Mumbles Lettings) headed to Morriston Hospital Children’s Ward with a little Easter treat this weekend gone.

The SCAFCDSA was set up in 2013 and is the recognised representative body of the disabled Swansea City AFC supporters, they work hard to ensure they; bring together the disabled supporters into one group including their family and friends, put the views of SCAFCDSA members to Swansea City AFC and other bodies along with improving facilities and policies that affect the disabled supporters.

This is very much an inclusive club, and extremely welcoming. They hold events throughout the year for their members and families. Our marketing teams Naomi Webborn and Joe Chiffi recently attended the latest event and very much enjoyed taking part in the raffle, Q & A session and quiz.

Friends of Dunvant Primary School receive a boost for their parking patrol

Dunvant primary school are extremely proactive in the safety of their school children, as part of this initiative their year 6 pupils regularly patrol the outside of the school at pick up times and politely ask the parents to reconsider their parking choices should they be parked on the zig zags, double yellow lines, etc for the safety of all children entering and exiting the school grounds.Dawsons Estate agents have kindly provided a host of high visibility jackets for the children to wear on their patrols along with conducting a children’s drawing competition to design a road safety banner for the front of the school. Dawsons worked alongside the head teacher Miss Thomas as well as Abi Cherry and Catherine Luck of Friends of Dunvant School (FODS).

The 3 finalists of the drawing competition were then presented with their Dawsons goodie bags along with the new school banner and high vis jackets in their celebration morning assembly.

HOW TO SAVE MONEY ON YOUR HOME RENOVATION

Whether your budget is big or small, the cost of a home renovation can quickly get out of control, so we’ve put together a tick list to help keep you on track and on budget!

Set a budget and stick to it

If you’re planning to do work on your home, start with an amount that you’re able to spend before you begin making design choices. Then you can price fixtures and materials and begin to get a grasp on what will work with your budget and what won’t.

Dawsons Renovation TipsCreate a spreadsheet and simply add everything you can think of:

  • Flooring
  • Roof
  • Windows
  • Doors
  • Paint or wallpaper
  • Fixtures such as worktops, shelves, cupboards
  • Fittings for the rooms you are renovating
  • Electrics and electrical fittings
  • Tiles and grout
  • Appliances
  • Labour & materials

Are there any areas which are eating into your budget?  Take a look and try to make adjustments by choosing less expensive materials or cutting out items altogether.  When you make a budget for your project, it’s a good idea to allow for unexpected expenses, keep a reserve fund of at least 10% of your budget for flexibility.

DIYPaint your Dawsons renovation project yourself

You may not be able to plaster the walls, or re-wire the electrics, but there are some things you can do to prepare your space before the building crew arrives.  You’re probably paying the contractors by the hour (although, perhaps when negotiating, you may be best to consider a job price rather than an hourly rate) so if you can clear the space, remove old fittings and prepare surfaces then you’re one step ahead.  If you have moderate DIY skills, why not have a go at smaller tasks.  Nowadays you can watch anything on YouTube to give you a guide on how to do things and if you have the availability to learn a new skill, and take your time to do it right, then you only need the determination to give it a go. You can rent most DIY tools from a local hire plant store and knowing you have to return the items on a certain date is a real incentive to get the job done.   If you’re planning to do a lot of the work yourself make sure that you do not fall foul of the law by carrying out works you need a qualification or a license for. If you are skilled enough for a job like tearing down walls and installing load-bearing beams, be sure to get the work checked by the Local Planning Officer.

Reuse Materials

One of the best ways to save yourself money is to reuse items you already have, such as cabinet carcasses.  You can save a lot of money by refacing doors to change the style or by leaving the cabinet body in place and just changing the doors.  Why not try sanding down old doors and repainting them in a new colour, adding a chalk paint & wax treatment such as Annie Sloane’s.

Alternatively, you can buy visit the local salvage yards and pick up some amazing fixtures and fittings or check out Facebook Marketplace or buy/sell/trade websites where you may just come across someone selling perfectly fine items that will save you a tonne of money. Hunting for old or salvage materials can be a lot of fun and can also add character to your project. Plus, you’re helping the planet in the process of saving money!

Sell Anything You’re Not Using

Old kitchen cabinets, appliances, doors, hardware, light fittings and lots of other materials might be of interest to someone else scavenging for materials, but if nobody wants your junk, you can sell metal items to scrapyards in exchange for cash.

Cash, not Loan

Save money with Dawsons renovation tipsPaying for your project with your savings rather than taking out a loan, or worse, putting items on a credit card, will save you a significant amount of money in interest. If you’re renovating in order to sell your home, it might make sense financially to take out a loan when you know there will be a return on your investment and the loan will be paid off quickly. If you don’t have the savings it is best to begin thinking about ways you can trim your household budget to save money for your project.

Timing

If you have the money in a savings account, it can be tempting to gut and renovate your home all at once, but if you rush things, you’ll most likely regret some of the choices you make. Why not start off with one or two rooms and finish those before moving on to other areas? If you prioritize the most intensive parts of the project and do them first it will stop the anxiety over having major works to diarise at some future point.  Also, if you force yourself to finish one project before beginning another, you won’t have to live in a house full of mess with no room to escape to. Planning a project is half the fun, so take your time, consider every detail, and you won’t waste time and money later when you’re unsure of your decisions.

Also, worth considering putting the biggest projects into the diary to coincide with ‘sales’ for certain big-ticket items, such as ‘Black Friday’ for electronics and power tools, Boxing Day Sales for lounge & bedroom items and flooring, and the end of Summer for outdoor furniture and lawn care items or conservatory furniture! Research the best time to make your purchase, and don’t let your impatience steer you away from getting a good deal.

Finally,

When you are house hunting for a fixer-upper, look out for moisture issues, foundation concerns, and bug infestation. These are the top three nightmares where renovation budgets are concerned. Make sure that you consider other minimal fees involved in renovation such as building permits, or even getting permission from a conservation society. You may not be allowed to make the changes you want, so be aware of your limitations before you begin.

Our Dawsons Welsh Update of the Rugby Six Nations Championship

Thank you to David Parton, the manager of our Killay office, for keeping us entertained throughout the 2019 Six Nations Championship.

WE WON.  YAY!

Match Update Wales v Ireland Sat 16th March:

Good Morning,

The Hangover is still heavy after we won THE GRAND SLAM 2019!!! I’m sure all of Wales feels the same!?!

An awesome performance to finish an entertaining tournament!

Wales scored just after a minute through a lovely chip from ‘Man of the Match’ Gareth Anscombe for the impressive Hadleigh Parkes to catch and touch down! 7-0 just after 2 minutes of play and that seemed to set the tone!! We lost George North within the first 10 minutes, which meant juggling the line up with Dan Bigger coming on and Anscombe going to full back and Liam Williams shifting to the wing. 

Fast forward to 77 minutes and Wales are 25-0 up!!! Wales kept with Anscombe kicking the goals and were rewarded with him landing all 20 points other than the try scored! Ireland battered at the Welsh defence and it wasn’t until the 80th minute they broke it down to make the final score 25-7. Wow!!! Dream Land!

Images of all the team will live long in the memory but for me the sight of Captain Marvel, Alun Wyn Jones, giving his jacket to the 7 year old (shivering) Mascot during the National Anthems and then lifting the cup knowing he has now won 3 Grand Slams are up there with some of my favourite memories of watching rugby.  Awesome!

A very proud Welshman and rugby fan is very happy this Monday morning!

Match Update Scotland v Wales Sat 9th March:

Here are this Welsh rugby fan’s thoughts from Saturday:

The old cliche of “game of two halves” has been bandied around quite a bit from my friends since Saturday!

Wales looked every bit the part as they picked Scotland apart during the first half of the game Saturday. Clinical and ruthless in attack. Almost bullying in the collisions. As a Welsh fan a joy to watch! Two tries from the impressive Josh Adams and the ever dependable Jonathan Davies resulted in us going in half time up 15-6.

Excellent. In the bag. Same again second half please boys!! 

The Scots had other ideas and came out a different animal! Playing heads up rugby and taking the game to the Welsh. A frantic pace and open style which Wales had to battle hard to keep up with. The Blues kept the ball and battered against what is arguably the best defensive team in the world. Which, in my very humble opinion, were outstanding to a man during the second 40 minutes! At one stage we drove the Scots back 20 yards with aggressive defence. 

Scotland did manage to break through once and scored a well-worked try from an inside (forward!) pass. 

It made for tense watching and Wales could have lost – but – this is what fills me with hope, we didn’t lose. Wales fronted up and won the match 18-11. As coach Gatland said we have the winning bug! We are used to winning. 1 more next week and the party REALLY starts!!

Ireland beat an average French side comfortably but I don’t think showing anything that Wales need fear. England looked very strong against the Italians and are still very much in the hunt for the Championship.

I for one cannot wait to watch 3 matches next Saturday – if I remember the last game depends very much on the Welsh result!!

Match Update Wales v England Sat 23rd February:

Happiness in Hamburg!!

When you’re asked to go on one of your best mates Stag Dos the weekend of Wales v England you assume it will be in Cardiff … or local … or at least somewhere in England? So when I was asked for the cash to book our transport and hotel in Hamburg by the Best Man, it was a bit of a worry??? Germany is not known for being huge rugby fans!?! 

This added to the concern of England looking like world beaters during the first two rounds of the tournament! Wales having underperformed, yet still ground out 2 wins, didn’t fill me with confidence, yet I didn’t lose my hope that we could do it against the Old Enemy!

Anyway, we arrived in Hamburg on Thursday and got the lay of the land, found a little Irish Bar who agreed to show us the game on Saturday. YES!! Phew!!! Sorted.

Game Day and the nerves were there, although a little under control from the (medicinal) alcohol consumed!   Kick off and both teams looked strong. Wales had clearly stepped up a level but England still took an early lead and went in ahead at half time after a soft try given away by a lapse in concentration by the Welsh pack at a ruck in their own 22.

The second half kicked off and Wales looked stronger from the off and inched ahead. Some tactical substitutions were made and these were the telling factor! Dan Bigger kicking his goals and then a great cross field kick for Josh Adams to collect wonderfully and touch down in the right corner. The conversion attempt missed but Wales were now in a commanding position with only minutes left to play.

Wales held on and WON 21-13. Local ex-Waunarlwydd player Liam Williams secured Man of the Match but for this rugby fan, the stand out player was Mumbles man Alun Wyn Jones – what a player!!!

Next up is Scotland away in 2 weekends time and then Ireland home on the 16th. Two very tough fixtures to finish off but I still believe! The Grand Slam dream continues this World Cup Year!!

A wins a win! I think that’s the best we can say after that performance!? 

Two wins away from home to start the Six Nations Championship against France and Italy which takes us up to a record 11 wins in a row! 

This now sets up a mouthwatering encounter with a very strong looking English team at Home in a fortnights time! England thumped France this week in Twickenham! Wales will need to improve to be in with a chance of competing with them! 

It will be a top of the table clash, with England being just ahead of Wales on Points. Both teams will be determined to win to continue their unbeaten run in the competition and keep the Grand Slam dream alive!

I’m not worried! You’re worried! Shut up!!

A bit of History:

The Six Nations is a historic tournament dating back to 1883 when Wales, England, Scotland and Ireland hosted their own ‘Home Nations Championship’. The format we know today was formed in 2000 with the addition of Italy (with France being part of proceedings since 1910).

This year’s tournament is the 19th edition of the modern format and after the 1st round of matches, the favourites and holders (Ireland) are no longer in contention for the Grand Slam. In recent years the title has been won by either Ireland or England however Wales are now in contention with an impressive 24-19 victory away to France in the opening round. This year’s tournament is particularly important as the Rugby Union World Cup takes place at the back end of the year.

Llanelli’s Matthew Whitehead run his first half marathon in aid of a fellow staff member:

Matthew Whitehead ran the Llanelli half marathon in aid of a sick colleague at Dawsons

Our very own Matthew Whitehead decided to take up running in 2018 and signed himself up for the Llanelli half marathon, which is a tough goal for a regular runner let alone a beginner.

With this in mind, Matthew wanted to run to raise funds for something worthwhile.  Last year Sam James of our Mumbles lettings office was diagnosed with breast cancer only weeks after discovering she was pregnant with her first child.  As a company we decided to give Sam the financial support she would need to be able to recover and enjoy her maternity alongside her partner Luke by fundraising as much as possible. Now baby Maiya is here and is a beautiful, healthy little lady, and Sam herself is also doing so well with her treatments and remaining positive.  As Sam’s recovery is not over yet we are still looking to raise what we can for her with further fundraisers planned through the year.  If you would like to donate or help fundraise please let us know.

As most of us in the property industry will know, a regulation was introduced in Wales which applies to all landlords and agents of private residential property. The regulations became enforceable by Rent Smart Wales (RSW) in November 2016, requiring landlords and agents to comply with the new legislation, licensing those who deal with letting and management activities of properties within the private rented sector throughout Wales.

Dawsons supporting Period Poverty UK for Swansea Schoolgirls

Period Poverty, what it is and what can be done?

Period Poverty has a very low profile, yet it causes a huge impact on a girl’s school attendance, affecting education and causing mental health issues due to the stigma attached to menstruation.

Today, we know that 48% of girls aged 14-21 have been made to feel embarrassed by their periods, while 71% have felt embarrassed buying sanitary products.  It is estimated about 137,000 girls in the UK will miss school each year because of a lack of sanitary products or access to them. Feminine hygiene costs approx. £400 per female per annum and many young girls or their families cannot afford this expense.

More than two-thirds of women have had to use improvised menstrual protection at some point, while 51% of women have either suffered from period poverty or know someone who has.

Period poverty is set to be a key theme in International Women’s Day celebrations on Friday, March 8.

What can be done?

Firstly, talking about periods, and ending the taboos that surround them, means we can better equip every girl with the products and information she needs to manage her periods effectively, without shame or embarrassment.  This is something that every girl growing up in the 21st century doesn’t just deserve, but should be able to expect.

On top of that, we can help to ensure that all of the local senior schools have a supply of free sanitary products to hand out to those in need.  To this end, we have decided to use all of our Dawsons offices as Donation Points and we urge you to give us help with a cause, which simply does not get talked about.

Our aim is for all of the Dawsons Office to collect feminine hygiene products throughout March and all products collected will be distributed to local comprehensive schools by our staff.

Top tips on what to do before bidding at Auction

It is so important to do your due diligence before you take the plunge and bid at an auction, so here are some top tips from our Auction Company EIG:

When considering purchasing a particular property at auction it is essential that you prepare by doing your due diligence research in advance. It is your responsibility to be completely satisfied with the property before the auction so you can make an educated decision whether to bid for the property or not and what your maximum bid would be.

Doing your due diligence includes:

  • Viewing the property
  • Ascertaining the likely sale price
  • Reading the legal pack

Then, if it is a property you wish to pursue it is prudent to:

  • Instruct a property survey
  • Ask your solicitor to review the legal pack
  • Viewing a property

It is important to view every property you are interested in prior to the auction.  Contact the auctioneer to arrange the viewing which may be arranged as fixed time slots for group viewings (open house viewings) or individually arranged.

It may be useful at this point to bring an experienced builder or knowledgeable friend with you to the property who can spot any potential problems that would need to be included in your financial calculations or may mean the property is no longer of interest to you.

When looking at buying any property it is advisable to view it at least twice, during the daytime and at night which may be just a ‘drive by’ viewing.  The plans and photographs published in the catalogue are there to aid identification of the property only, the plans may not be to scale so you need to verify them.

What to take to a property viewing:

  • Camera
  • Tape measure (preferably a laser as much quicker especially if viewing is busy)
  • Notepad or iPad
  • Torch
  • Binoculars (to check roof, gutter and chimney)
  • Portable ladder (to access loft space)
  • Suitable footwear (you may need to climb!)
  • Contact details of the auctioneer and research notes for further investigation in the area e.g. an unidentified building(Important #: Don’t forget to follow up and ask questions that arise from the viewing)

Points to evaluate:

  • Leasehold or freehold property, any additional ground rent or service charges?
  • Parking, garden, access and property boundaries?
  • Neighbours, traffic and noise?
  • Nearest shops and public transport?
  • Heating, insulation, plumbing, electrics?
  • Council tax band, energy efficiency rating?
  • Any structural issues or recent extensions?
  • Vacant or tenanted and history of the property?

Viewing in an unfamiliar area?

If an area is new to you, speak to the auctioneer and ask as many questions as you can.  It is also advisable to look online at crime sites, google the address and street, using some of the best online platforms, for example:

  • www.checkmystreet.co.uk – average rentals
  • www.streetcheck.co.uk – nearest schools
  • www.checkmyarea.com – area profile
  • www.police.uk – crime rate
  • www.rightmove.co.uk – for rental and sales prices
  • www.gov.uk/find-government-property – find government owned property
  • www.gov.uk/private-renting – private renting

If you decide that you are still interested in the property after viewing it, then now is the time to contact your solicitor and arrange a property survey in advance of the auction.
