Round up of 2020

JANUARY

We started the 2020 year with optimism and delight that the Brexit decision was made and we could see the property market starting to hot up!

Our Gorseinon branch had the pleasure of accepting a cheque from the Town Mayor, Mrs Pam Morgan, for winning the Best Dressed Shop Front Competition in Gorseinon and Penyrheol.We hope it made you smile as you walked by or came in over Christmas☃️

We also received some beautiful flowers and kind words from a grateful vendor – brightening up our January immensely

The COVID19 pandemic was made official and in the interests of keeping our staff and clients safe we made the decision to restrict access to our showrooms and other usually accessible areas of our branches. From Monday 23rd March 2020, access was limited strictly to appointment only. 

With children at home, and parents climbing the walls trying to do their work from home along with the home-school juggle, we decided that a little family crafting would help:

“Do you have any budding little architects at home? Why not try building a model house with your children while they are at home, recycling anything you have at home – cereal boxes, milk cartons – let their imagination run wild! Take a pic of their creations and share with us”

All offices now closed, many staff on furlough and those still working are doing so from home:

The NHS was under pressure to cope with the severity of the pandemic, so staff at Dawsons and Fine and Country, Swansea, began collecting Easter eggs before the Easter breakand donated to the paediatric ward of Morriston Hospital, hopefully bringing a smile to the front line NHS staff and some of the children having an especially hard time

Wednesday, May 20th, some of the Dawsons team went live on Facebook to share information regarding ‘all things property’ sales, lettings and mortgage information covered.  

Stop press: Some good news at last!

As no doubt you will have all heard, the UK Government has issued the ‘green light’ for all estate and rental agents in England to re-open. Whilst this does not apply to Wales at this moment, we would hope the Welsh Government will equally give us the ‘green light’ on June 1st. Back open 1st June 2020”

And everything needed to be safe-proofed:

We have been busy bees, making preparations to ensure we can safely open our offices as soon as we are given the green light to do so.

Whilst we continue to follow WelshGuidelines we remain virtually open and our dedicated team are on hand, working remotely, to help conduct virtual viewings, valuations and chat to you regarding all things property!

“From the outset of this awful pandemic, we have remained ‘virtually open’ as we felt it was vital to provide reassurance and support for all of our clients. Following the Welsh Government’s announcement today, we are delighted to get back to full operations, as there is huge pent up demand for sales and rental viewings and those clients wishing to put their properties up for let or sale. We are certainly anticipating an exceptionally busy time ahead!

However, in light of this very welcome news, our priority is to keep our clients and team members safe. We, therefore, want to reassure you that our offices have been adapted to comply with current guidelines and, for the moment, in order to visit our branches, it will be necessary to make an appointment in advance.

We will be adhering to our normal office hours, wherever possible, and we urge you to either call or email us with any enquiries and to please NOT visit our offices without an appointment, for fear of offending you.

So we were delighted, out of all the businesses in Swansea, to be asked to act as collection points for Mr X Christmas Appeal by Swansea University!

“We are, once again, collecting for the Mr X Christmas Appeal this year, in collaboration with Swansea University, accepting all donations that they would normally collect.Donations can be made to any of our branches – please aim to call ahead and let us know/arrange a time to ensure we can take safe delivery. Please do not leave items unattended outside.”

DECEMBER

And it didn’t stop with the Mr X Christmas collection, we carried on our annual tradition of collecting for the local food banks, and our staff all donated to this wonderful cause!

On Sunday 4th of August a team of brave souls from Dawsons took to the sky in a small aircraft and threw themselves out at 12,000ft with Skydive Swansea.

DAWSONS SKYDIVE
The reason for this brave feat was to raise money for local charity hospice Ty Olwen. After the jump, delighted and relieved, the team met up with Dawsons Senior Partner Chris Hope to present Helen from Ty Olwen with a cheque for £2,567.

The aims of the Ty Olwen Trust are:

  • To relieve patients of the Ty Olwen Palliative Care Service who are suffering from cancer and life-limiting diseases by the provision of amenities, equipment, services and facilities not normally provided by the National Health Service.
  • To extend such service and amenities to patients suffering from cancer and life-limiting diseases who require medical and nursing support in all care settings.
  • To assist the family or dependents of patients suffering from cancer and life-limiting diseases who are in necessitous circumstances in particular as a result of these illnesses.
  • To promote and support research into the causes and treatment of cancer and life-limiting diseases at Ty Olwen and to assist in the dissemination of the results thereof.
  • To award bursaries to enable nurses and other staff and helpers to undertake specialised training courses.

Industry News:

On the 4th and 5th of September, Team Dawsons canoed 31 miles down the River Wye from Hoarwithy to Monmouth, fundraising for industry friend Dom Subbiani and The Huntington’s Disease Association.

There were over 100 property professionals who joined together for the challenge and it turned out to be one of the biggest charity events the industry has ever seen. By day we took to our canoes, covering 31 miles of river and rapids, by night we continued to raise money with a charity auction and games to help raise more funds.

Dom is loved by many in the industry, due to his easy-going nature, his kind and thoughtful approach and fantastic sense of humour. He has has been in the property industry for many years and runs a successful estate agents and holiday lets business, called FBM in Haverfordwest.  The agency is also part of the Fine & Country network, alongside Dawsons, so we all know Dom very well and are delighted to take part in this amazing event. DTOne of our resident mortgage advisers David Treharne has recently taken part in a mammoth charity event. David and his friends cycled 100 miles through London and the outskirts. They started at the Olympic stadium cycling through central London onto Richmond then out to Surrey and the outskirts of Surrey villages then back into London finishing on the Mall. Dawsons Property continued their longstanding sponsorship of the ever-popular Cracker Sevens at Mumbles RFC this year.

As always, the 3-day festival of rugby took place over the Bank Holiday weekend, August 24-26, in Underhill Park, Mumbles.

The Dawsons loyal sponsorship spans more than two decades and partner James Dawson has been associated with the tournament for many years, having played in the event in his youth and continuing as a sponsor.

“Being a player in the Cracker Sevens and to then go on to sponsor the event year on year is a privilege,” said James. “The event is an annual must for the Dawsons partners, their families, our employees and our business associates.  It really is a thoroughly enjoyable event come rain or shine…  but we were extremely lucky this year to have a scorcher!”

Deceased Estate Sales with Dawsons Property

Deceased Estate Sales

It can prove a stressful and distressing time when you are responsible for arranging the deceased estate of a loved one.  It is important for us to provide you with a realistic market price (upon which any inheritance tax liability will be calculated) and this probate valuation will be carried out with a sympathetic and caring approach.

If selling through private treaty you must wait for probate to be granted. Once granted, we will be able to place your property onto the market for sale.  If the property is to be sold by auction we can actually sell before the grant of probate, another reason why we sell so many deceased estates sell in this way. If probate is still not granted by the 28 day completion period, there is a clause in the contract stating that completion will happen 7 days after the grant of probate.

So we feel that selling by Auction is perfect for deceased estate sales for the following reasons:

  • Demand is very high for properties requiring refurbishment or renovations.  Often a deceased sale property has been lived in by an elderly relative and may not have been updated to modern standards.
  • Low priced properties often achieve much higher figures than they would on the open sales market, due to the excitement of the bidding process and the expertise of the auctioneer.
  • Auction sales exchange on the day and complete within 28 days.  On top of the stress of losing a loved one, there is no worry about sales falling through, chains collapsing or surveys being under-valued.

Dawsons are the only Swansea agent with an in-house Auction Team and we run auctions at the Swansea Marriott Hotel every 2nd month.  In 2019 we have run 4 auctions with 60 lots sold totalling £1,274,000. At our August Auction 21/21 properties sold, a number of which were deceased estate sales.

Timeline:

1. Grant of probate (2-3 months)

Required to enable executors to sell or transfer the property. The grant is a form of certificate issued by the court that confirms the validity of the will and gives the executors authority to deal with the deceased’s estate.

2. Probate valuations (2 weeks)

The executors should obtain two or three estate agents’ valuations and take the average as the value of the property, or obtain a surveyor’s valuation.

3. Title and deeds (1 hour to weeks if not registered)

The executors should also check the title to the property. If the property is registered with the Land Registry, this is a straightforward matter of downloading a copy of the title entries and plan from the Land Registry website, checking that the property is in the deceased’s name and that the plan shows the full extent of the property.

If the property is not registered, the executors will need to locate the paper title deeds, which hopefully are held safely by the deceased’s solicitor or their bank.

Preparing the Legal Documents (4 weeks*) Once the title and deeds are located, the executors should ask a solicitor to check them for any restrictions affecting the property, or defects in the title, which will need to be dealt with before the property can be sold. If the property is going to the Auction House, a legal pack will need to be prepared prior to listing the property.  One issue which often arises is when the property was not transferred to the deceased on the death of a spouse so this will add time to the process.

*Timescale depends on the solicitor, so we always  recommend people who know and understand the process

Other Considerations:

Property Clearance

The deceased’s property will need to be cleared of all its contents before the property is sold and this is often a sticking point for the executors or family.

Capital Gains Tax

For the year of death and the following two years, the executors have a CGT allowance of £12,000 (for 2019-20).  Executors should take legal advice on the title to the property and the taxation aspects of selling before placing the property on the market.

Wales Air Show 2019

On the weekend of the 6th & 7th July the Dawsons Property team of volunteers headed down to Swansea Bay to work at the Wales Airshow for the 2nd year running.

“Tag your Tots” was the theme, and positioned at the entrance, the staff were on hand to get all of the children wristbands with their parent’s emergency contact details secured on their arms, so that, heaven forbid, they wandered off during the excitement,  their parents or guardians could easily be contacted and traced….. especially with all eyes raised up to the sky for the aerobatic entertainment.

On top of this, there was lots of face painting, aeroplane stencils and glitter at the ready, plus selfie frames for photos and lots of advice about the events happening over the 2 days.

We took so much pride in being a part of the anniversary celebrations for Swansea City’s 50th birthday.

Whether you’re over the moon or underwhelmed, Boris Johnson is now Prime Minister of the UK.

boris johnsonHe’s got form in the housing sector including his relatively unsuccessful attempt to introduce a minimum ‘rental standard’ in London when he was mayor, but now takes charge of a government that has several flagship housing market measures underway.

Will Bojo keep his housing team as it is? Will he alter James Brokenshire’s plans to reform Section 21 evictions, reform leasehold ownership, regulate estate agency and set up a publicly-available database of rogue landlords and agents? And will he follow through on his promise to reform Stamp duty? It will be an interesting few weeks. Effectively we here in Swansea have Rent Smart Wales (RSW) which already has in place a number of the suggested processes – in simply terms policing the PRS and looking at continued ways to improve standards across the board without the unexpected and detrimental financial consequences.

Dawsons Swansea Auction Time

The auction department has grown from strength to strength over the last six months. With the average number of properties going to each auction rising from 19 to 22.

We have found that more and more vendors are preferring the auction method of sale. The transparent, no-nonsense approach is becoming all the more common amongst sellers and purchasers alike.

If you have a surplus property, a property with issues e.g. short lease, knotweed, structural issues, neighbour disputes or need to sell due to legal reasons, an auction can be a great tool. From the beginning of marketing to completion the auction process is roughly 8 weeks.

Last month all of the Dawsons offices became collection points for a special estate agency incentive across the UK, headed by our agency charity Agents Giving and the national Relocation Agent Network. The goal was to collect 10,000 items of food across the UK. The target was reached with the final total being 10,600 items with Dawsons collecting a HUGE 2,661 items! Over a quarter of all items raised came from us.

This annual event is incredibly important because Foodbanks across the UK are being used more than ever before.  During the week, at Dawson’s, we collected for Trussell Trust foodbanks in Swansea and Llanelli.

The Trussell Trust charity supports a nationwide network of food banks and provides emergency food and support to people locked in poverty, along with campaigning for change to end the need for food banks in the UK.

In the UK, more than 14 million people are living in poverty – including 4.5 million children. The Trussell Trust supports more than 1,200 food bank centres in the UK to provide a minimum of three days’ nutritionally-balanced emergency food to people who have been referred in crisis, as well as supporting people to try and resolve the crises they face.

Between April 2018 and March 2019, food banks in the Trussell Trust network provided a record 1.6 million food supplies to people in crisis, a 19% increase on the previous year.

It takes more than food to end hunger but helping with food donations is a start and that is why this annual campaign is of huge importance to use at Dawsons.

For this month’s community news, we wanted to showcase some of the achievements of Dawson’s extended family.

Amanda, of our Gorseinon branch, has written about her family. Her daughter Hollie who is 10 has recently represented Wales on behalf of her club West Street Gymnastics in Gorseinon. She competed in two competitions in Albershausen Germany and Scotland. She obtained a silver medal in Scotland but did not medal in Germany due to tough competition and her placing 10th out of 17. She has only been doing gymnastics for just over 2 years and trains for over 14 hours a week after school and once a month with the Welsh Squad for 6 hours.Amanda from Dawsons Property Daughter competing in gymnastics tournament

Ian, Amanda’s husband, started his journey in 2013 to become a 6 Star Medal Holder running Marathons in Tokyo, Boston, New York, Berlin, Chicago and London. He has raised over £14k for The Kids Cancer charity based on Walter Road Swansea and even though he has fulfilled his dream he continues to raise much-needed funds for the charity. Whilst running in Boston he had the three names of the victims tragically killed in the Boston bombings in 2013, Krystle Campbell, Martin Richards and Lu Lingzi printed on his running vest as a reminder to him why he was running.

The hottest topic in the industry news for the last 6 weeks has been the very public fall of one of the biggest worldwide online agents. The stock price has fallen, they have pulled out of several countries and things aren’t looking very good for the agent which, to be fair to them, did hold a decent section of the market for the last 10 years. We wanted to list a few reasons as to why you should choose Dawsons over online agents.

  • Paying up front

In most cases, you have to pay online estate agents up front, rather than on completion of your sale. If your property doesn’t sell, you want to switch from the online estate agent or they go out of business (like eMoov did in 2018, and House Network in 2019), then you’ll lose your money.

  • Valuing your home

Even those online agents with “local property experts” often aren’t local enough to know your area and your road well enough to value it accurately.

  • Unusual properties

If your home won’t be easy to sell, you may struggle without the expertise of a local, high street agent such as ourselves.

  • Conducting viewings

Where you opt not to pay extra to have viewings conducted for you, you need to be comfortable showing people around your home.

  • Time commitment

Managing everything yourself can take up more time than if you had a very good high street estate agent dealing with everything for you

  • In house services

Check the fee advertised isn’t conditional on you using the agent’s in-house services, like their recommended mortgage broker or conveyancer. 

3 top tips for choosing the right estate agent

  1. Sometimes the highest price can be quite attractive, however, for some estate agents, this can be used as a trick to win an instruction and there is nothing worse than a property having to drip-drop their price over months.
  2. Choose an agent with a large local presence & proactive staff because it is the team or the team members who ultimately do the work and get the deal done.  The more local the staff, the more they can sell the benefits of the location.
  3. A well-recommended brand and ultimately an agent that will sell your home so ask around for recommendations from local friends or the online community for success stories.

Take part in our #RANFoodbank10k fundraising event and help us support the nation’s food banks and tackle poverty in the UK. We are asking participating Relocation Agent Network members to collect items of food, and other supplies, between 13 June and 20 June 2019, with the aim of collecting 10,000 items!

The SCAFCDSA was set up in 2013 and is the recognised representative body of the disabled Swansea City AFC supporters, they work hard to ensure they; bring together the disabled supporters into one group including their family and friends, put the views of SCAFCDSA members to Swansea City AFC and other bodies along with improving facilities and policies that affect the disabled supporters.

This is very much an inclusive club, and extremely welcoming. They hold events throughout the year for their members and families. Our marketing teams Naomi Webborn and Joe Chiffi recently attended the latest event and very much enjoyed taking part in the raffle, Q & A session and quiz.
